Selling a property in Whistler can sometimes be a long and complicated process. You may have heard stories about how fast Whistler properties sell, but that’s not always the case.
If your property isn’t selling as fast as you’d hope, there may be some issues with your listing. We spoke to our Realtors and asked them for the most common reasons homes in Whistler may not sell.

The Price is too High

Determining the correct price for your property is a delicate balancing act that requires research and in-depth market knowledge. Buyers have access to a wealth of information now, including access to current sold listing data, so more than ever you need to ensure that you price properly.
Pricing too high is one of the most common reasons a home won’t sell. Speak to your agent to set the right price and make sure you don’t just choose the Realtor who recommends the highest asking price. If they are suggesting to list higher than current local comparables be sure to question this decision.

The Photos are Poor

No matter how good your house looks, if your pictures are bad it will be difficult to get any interest. Buyers are viewing tons of listings online and those without photos, or with poor quality photos, simply get ignored.
A professional photographer is well worth the money to showcase your property in the best possible light.

Your House Lacks Curb Appeal

Buyers often make snap judgments of a property and will form an opinion within seconds of arriving. If your property has an unattractive exterior then this can create a negative feeling before even stepping through the door.
Invest time in repairing the outside of your house – cutting grass, planting flowers and tidying the porch. This way buyers will have a positive impression as they enter.

It’s Not Staged

Once someone is through the door it’s important to maintain that good impression. If your home is dirty or cluttered then this can really put off potential buyers. Professional staging will ensure your home looks its best at all times.

Your Marketing is Poor

You could have the most beautiful home in the world, but without proper marketing it can be difficult for buyers to even find your home in the first place. Then the longer it sits on the market, the more unattractive it seems as buyers will assume there is an issue with it.
A good Realtor will have a wide range of marketing strategies that will get your home out there in front of a wide array of buyers.

The Timing is Off

Sometimes you can get everything right, but the market is just not in your favour. Whistler is better than most for having an active market all year round, but there are still times when it will dip and it can make more sense to reassess and list at another time. Speak to your agent and get their honest advice on the best way to proceed.
